Leasing

Tornano i bei tempi per il settore del leasing di contenitori

I bei tempi sono tornati per l'industria mondiale del noleggio di contenitori, dato che quasi tutte le imprese del settore hanno riferito di una sostenuta ripresa della domanda nonché prestazioni di mercato notevolmente migliori nel corso del 2002. Questa situazione tendente al rialzo si è conservata nell'anno corrente e molti noleggiatori lasciano capire che il 2003 per il settore in questione sarà una delle annate più attive da qualche anno a questa parte. L'utilizzazione della flotta è già tornata al 90% o più per la maggior parte delle ditte, alimentando un nuovo livello record di investimenti relativi alla costruzione di nuovi containers ed una notevole espansione della flotta. Le tariffe medie giornaliere di noleggio, anche se non sono ancora salite alle stelle, almeno non tendono più verso il basso.

La domanda di equipaggiamento per il leasing dal medio al lungo termine ' che di norma dura sino a cinque anni ' continua ad essere particolarmente forte. C'è stata una certa ripresa della richiesta di MLA (accordi di noleggio master), sebbene il più tradizionale contratto ad alto servizio di vecchia data stia rapidamente cedendo il passo alle nuove versioni "ibride", che sono più economiche da gestire e quindi comportano tariffe di noleggio più basse per l'affittuario. Tali accordi, che adesso vengono offerti dalla maggior parte delle ditte, sono ancora di breve durata, ma offrono termini di estensione flessibili, anche se limitano la diffusione sul territorio delle localizzazioni di raccolta e riconsegna (di solito all'Asia) allo scopo di limitare i costi.

L'aumento dello MLA ibrido è proprio uno degli sviluppi positivi che hanno accompagnato l'ultima ripresa delle fortune del settore del noleggio di box e ha certamente contribuito al generale miglioramento dell'utilizzazione e dei risultati finanziari dei noleggiatori. Tuttavia, l'impeto maggiore è stato assicurato dalla persistente buona tenuta della maggior parte dei tipi di attrezzature containerizzate in Asia, ed in particolare in Cina, nonché dalla preferenza da parte di molti importanti vettori marittimi nel senso del mantenimento di un notevole portafoglio noleggiato.

Tutte le principali ditte di noleggio ne hanno tratto vantaggio, compresa la Textainer Group, il cui presidente, John Maccarone, conferma: "Il mercato ha continuato a rafforzarsi stabilmente dall'inizio di quest'anno e sembra pronto ad effettuare una delle sue migliori prestazioni dalla metà degli anni '90".

I suoi commenti sono condivisi da Brian Sondey, presidente della divisione operativa contenitori della TAL (Transamerica Leasing), che similmente afferma che il 2003 è ancora "sul binario giusto" per andar bene, sulla scorta del miglioramento delle tariffe dei noli e dei volumi di traffico in crescita realizzati dalle linee di navigazione containerizzate. Gli alti dirigenti di altre società di noleggio, quali la Triton Container, la GESeaCo, la Florens Group e la Gold Container, concordano ampiamente tutti quanti.

Ian Karan, fondatore e presidente della Capital Lease, allo stesso modo indica che il 2003 "sta andando avanti molto bene", dopo un'analoga "annata calda" nel 2002. La sua società si è già impegnata in un'altra grossa espansione della flotta ' equivalente ad oltre il 30% - nel 2003. Anche la maggior parte dei suoi concorrenti ha deciso notevoli ampliamenti delle flotte e sono come minimo in linea con la crescita del mercato. Inoltre, l'ultima ripresa ha innalzato il profilo di due relativamente nuovi venuti nel settore del noleggio di contenitori, la tedesca UES (United Equipment Services) e la GVC (Grandview Development Ltd), di Hong Kong ma che opera da Singapore. Entrambe le società hanno cominciato ad intensificare gli investimenti dal 2002.

Vi è stata anche una qual certa riorganizzazione dei nomi che compaiono in cima alla classifica. Le flotte della Triton e della Textainer hanno recentemente superato ciascuna il milione di TEU, in seguito alla ripresa delle acquisizioni su larga scala ad opera di tali società, ed ora occupano rispettivamente le prime due posizioni. Entrambe si aspettano di raggiungere gli 1,1 milioni di TEU entro la fine del corrente anno. Le due ditte, sebbene debbano ancora arrivare al record delle dimensioni della flotta (oltre gli 1,15 milioni di TEU) in precedenza ottenuto dalla TAL e dalla GESeaCo, sono senza dubbio in fase ascendente.

La TAL continua a controllare circa 1,05 milioni di TEU (tra cui alcuni equipaggiamenti in noleggio finanziario "convertito"), mentre la GESeaCo adesso dichiara 950.000 TEU. Entrambe le ditte, malgrado le dimensioni delle proprie flotte siano per lo più statiche, stanno attualmente investendo in modo aggressivo, così come altri importanti operatori del settore, tra cui la Interpool (con oltre 800.000 TEU), la CAI (500.000 TEU), la Florens (750.000 TEU, inclusa la propria componente noleggiata in casa alla Cosco Containerlines) e la Gold (oltre 200.000 TEU). Esse, inoltre, si sono impegnate in forti acquisizioni di nuovi box nel 2002 e nel 2003, tutte quante relative a contratti standard a lungo termine.

L'attuale quadro favorevole rappresenta già una situazione molto diversa da quelle di alcuni anni fa. La maggior parte dei noleggiatori si arrabattava nel 2001, quando la flotta noleggiata aveva cessato di crescere ed aveva perso terreno nell'ambito della flotta contenitori considerata nella sua globalità. Anche gli introiti da noleggio erano notevolmente in ribasso, in conseguenza della rapida diminuzione dell'utilizzazione e della scivolata delle tariffe di noleggio che aveva fatto seguito al precedente crollo del 10% dei prezzi dei box nuovi.

Punte sino al 25% di tutti i TEU noleggiati sono stati portati a fine noleggio nel corso del 2001, tra cui la maggior parte delle vecchie unità restituite, di età pari o superiore ai 5-6 anni. Ciò si traduceva in ben oltre 1,5 milioni di TEU tenuti fermi per la maggior parte di quell'annata, e molti di loro appartenevano ai nomi più importanti. Com'era prevedibile, i programmi di investimenti in corso da parte dei noleggiatori sono stati fatti saltare, dal momento che molte ditte allora stavano ancora cercando di smaltire le scorte di nuove costruzioni ancora immobilizzate presso le proprie fabbriche. Anche gli altri, tra cui i due leaders del mercato, la GESeaCo e la TAL, hanno fatto ulteriormente dimagrire le proprie flotte in leasing operativo mediante l'aumento delle rivendite dell'equipaggiamento più vecchio ovvero tramite la conversione al leasing finanziario.

La miseria collettiva del 2001 aveva le sue origini in una eccessivamente ottimistica lettura del mercato containerizzato globale nel 2000, che aveva indotto un'eccessiva produzione di equipaggiamento. Infatti, malgrado la forza della domanda nel 2002 e nel 2003, ci si aspetta che conservi la propria posizione di annata record per la produzione containerizzata, quando erano stati costruiti quasi 2 milioni di TEU di tutti i tipi. Al contrario, il 2001 è stato un anno eccezionalmente scarso per tutta la produzione di nuovi box.

I problemi del 2001 sono stati aggravati dalla serietà della recessione nella crescita globale dei traffici containerizzati, che ha oltrepassato le previsioni originarie. In quel periodo, i traffici mondiali di TEU sono aumentati appena di pochi punti percentuali nel 2001, creando così una notevole eccedenza di equipaggiamenti containerizzati in soprannumero (così come di navi). Per fortuna, peraltro, il calo della crescita dei traffici si è rivelato transitorio e, malgrado un inizio deludente, il 2002 successivamente ha fatto segnare un incremento migliore di quanto non ci si attendesse. Quest'ultimo, dell'ordine dell'8%, viene riconosciuto come quello più vicino alle cifre del 2000 e che ha riattivato rapidamente il settore dello shipping containerizzato globale. Inoltre, i volumi di traffico containerizzati stanno crescendo ad un ritmo simile nel 2003, malgrado la miriade di incertezze che attualmente affligge l'economia mondiale. Queste ultime si concentrano sul periglioso stato del mercato globale delle scorte, così come sui timori circa il futuro terrorismo, sulla condizione nuovamente destabilizzata del Medio-Oriente e sulla diffusione del virus Sars dalla Cina.

Tuttavia, il settore del leasing ha già tratto notevoli vantaggi dalla ripresa anticipata. I vettori marittimi, sempre più preoccupati dalla necessità di procurarsi capacità navale aggiuntiva (effettuando ulteriori ordinazioni ai cantieri navali ovvero mediante altri noleggi), si sono dimostrati meno disposti ad acquisire/finanziare le proprie aumentate esigenze di box e hanno invece optato per una maggiore utilizzazione del noleggio. Per tali motivi, un quantitativo record di containers in più è stato preso in leasing operativo nel corso del 2002, il che ha fatto balzare di colpo in alto l'utilizzazione combinata dei noleggiatori e ha sottoscritto il loro investimento assai notevole in contenitori nuovi per quell'anno. Ciò ha anche portato ad un miglioramento della situazione finanziaria di molti noleggiatori.

Si calcola che qualcosa come 1,5 milioni di TEU in più siano stati posti sotto noleggio nel corso del 2002, come equipaggiamento nuovo o usato. Notevoli quantitativi di contenitori giacenti sono stati smaltiti dagli ex "punti morti" negli Stati Uniti ed in Europa, per lo più mediante un riposizionamento dei vuoti a senso unico che utilizza navi a noleggio, e rimessi in servizio a procurare introiti. Si sa che i quattro noleggiatori in cima alla classifica, che sono la Triton, la Textainer, la TAL e la GESeaCo, hanno speso sino a 100 milioni di dollari USA in ricollocamento di box nel corso del 2002, nonché un ammontare simile nel 2001. La loro spesa pianificata per il 2003 è meno certa, dal momento che una carenza di tonnellaggio noleggiato disponibile ed una richiesta di tale riposizionamento generalmente minore ha già ridotto questa attività. Sia come sia, qualcosa dell'equipaggiamento noleggiato giacente, ancora rinvenibile nei depositi in Europa e negli Stati Uniti all'inizio del 2003, è stato rapidamente accaparrato da divisioni logistiche militari per la guerra in Iraq.

Anche se alcuni importanti vettori marittimi nel 2003 si stanno già impegnando in acquisizioni significativamente maggiori per le proprie flotte di proprietà rispetto a quelle del 2002, la sottostante domanda di contenitori noleggiati resta sostenuta. L'equipaggiamento containerizzato resta in condizioni croniche di carenza presso le località a domanda elevata di tutta l'Asia ed altrove, mentre molte linee di navigazione sono ancora attirate da tariffe di noleggio giornaliero concorrenziali, in particolar modo dal momento che i prezzi delle nuove costruzioni stanno nuovamente salendo.

Il settore del noleggio ha acquisito un numero record di nuovi contenitori nel 2002, avendo ricevuto oltre 900.000 TEU per la sua flotta complessiva in leasing operativo, battendo persino i propri precedenti acquisti di punta (pari a circa 850.000 TEU) nel 2000. Il 2001 è rimasto schiacciato tra questi due anni fiorenti, dato che in quel periodo le ditte di noleggio hanno cumulativamente preso in consegna meno di 500.000 TEU, il che rappresenta il punto più basso da otto anni a questa parte. Tuttavia, la situazione appare persino più rosea nel 2003, quando il settore del noleggio di box potrebbe acquisire sino ad un milione di nuovi TEU. Come suggerito, quasi ogni noleggiatore sta attivamente effettuando acquisizioni quest'anno, e molti di loro stanno nuovamente piazzando ordinazioni da record.

La maggior parte delle ditte di noleggio si è già impegnata in notevoli ordinazioni preventive, in vista di ulteriori aumenti dei prezzi o di qualsiasi futura limitazione della capacità. A maggio del 2003, erano già stati prenotati ' ovvero assicurati tramite opzione ' dai noleggiatori complessivamente 990.000 TEU per l'intero anno, con una quota notevole in arrivo per il trimestre finale. Inoltre, ci si aspetta che sino al 70% di questo totale vada ad aggiungersi alle dimensioni della flotta dei noleggiatori, sospingendole ad oltre 8 milioni di TEU per la fine del 2003. Il restante 30% della produzione è destinato a funzioni di rimpiazzo, i cui volumi saranno simili a quelli degli ultimi anni.

Se si riuscirà ad ottenerli, i suddetti volumi aggiuntivi equivarranno ad una ulteriore crescita del 9% della flotta operativa dei noleggiatori e, come nel 2002, terrà a distanza il corrispondente incremento delle scorte di proprietà dei vettori. Poiché rappresentano la quota predominante degli acquisti, le ditte di noleggio ripristineranno nuovamente l'equilibrio circa la proprietà degli equipaggiamenti a proprio favore, riassicurandosi una quota di oltre il 46% in termini di TEU. L'ultima volta che il settore del noleggio aveva potuto dichiarare una percentuale così alta è stato alla fine del 2000, e ciò è accaduto immediatamente prima del calo (di due punti percentuali) nel 2001.

Sebbene sia certo che la flotta noleggiata debba crescere notevolmente nel 2003, le tariffe di noleggio devono ancora crescere in modo significativo. Queste ultime dovrebbero avere finalmente posto un freno alla loro scivolata, ma non stanno ancora aumentando in linea con la ripresa dei prezzi dei box nuovi. Questi ultimi sono saliti di quasi il 10% nel corso della prima metà del 2003, con la produzione dei 20 piedi standard adesso attestata in media ben oltre i 1.450 dollari USA franco fabbrica in tutta la Cina. In confronto, il noleggio medio giornaliero relativo al contenitore da 20 piedi per carichi secchi, inerente ad un termine iniziale quinquennale, è rimasto per lo più immutato a 0,6 dollari USA.

I ricavi annualizzati sui capitali ingenerati dai contenitori nuovi per carichi secchi collocati in noleggio standard a lungo termine sono perciò calati ulteriormente negli ultimi mesi. La resa derivante da un 20 piedi standard, come confermato dalla maggior parte dei noleggiatori, è attualmente al di sotto del 16%. Essa è ancora più bassa per l'attrezzatura da 40 piedi (8 piedi e 6 pollici), la cui domanda resta in genere più scarsa, anche se è leggermente più alta per il più diffuso 40 piedi high cube. In confronto, alcuni noleggiatori indicano che l'utilizzazione sta raggiungendo il 95% per le proprie flotta di 40 piedi standard high cube e 20 piedi, ma resta più vicina al 90% o meno per quanto riguarda il 40 piedi (8 piedi e 6 pollici).

Di conseguenza, il settore del leasing sta continuando ad acquistare contenitori high cube da 40 piedi in grosse quantità. Sono in corso anche integrazioni della flotta da 20 piedi, sebbene gran parte del corrispondente minore investimento in equipaggiamento da 40 piedi (8 piedi e 6 pollici) si riferisca alle sostituzioni. Ci si aspetta che i noleggiatori acquistino altri 400.000 TEU e passa di contenitori high cube da 40 piedi nel 2003, così come 300.000 TEU di unità da 20 piedi, mentre le unità delle dimensioni da 40 piedi (8 piedi e 6 pollici) sono state solo 200.000. L'attuale flotta di unità standard per carichi secchi dei noleggiatori già comprende oltre 2 milioni di TEU di high cube, quasi tutti rappresentati da 40 piedi, unitamente ad un ammontare simile di 20 piedi e ad un numero leggermente maggiore di TEU da 40 piedi (8 piedi e 6 pollici). Questi ultimi, peraltro, sono ora in chiaro declino, mentre la percentuale di high cube da 40 piedi cresce ancora più velocemente.

Altri 315.000 TEU sono rappresentate da unità speciali per carichi secchi (per lo più open-top, pallet-wide cellulari o flatrack): questi tipi costituiscono una quota molto piccola degli acquisti effettuati dalle imprese di leasing. Gran parte dei restanti contenitori nuovi acquistati dai noleggiatori sono 40 piedi high cube refrigerati (oltre 35.000 TEU ricevuti in consegna sia nel 2002 che nel 2003), oltre ad un numero minore di tipi consistenti in 20 piedi refrigerati, 20 piedi cisterna e swapbody/pallet-wide. La maggior parte delle flotte refrigerate noleggiate stanno altresì ottenendo attualmente una utilizzazione superiore al 90%, con la componente di high-cube da 40 piedi ben al di là del 95%. Tuttavia, l'equipaggiamento refrigerato allo stesso modo attira una resa da capitale relativamente scarsa e calante, pari a meno del 16%.

Alla fine degli anni '90, i proventi medi da capitale erano rispettivamente del 18% ed oltre per l'equipaggiamento containerizzato standard e prossimo al 20% per i refrigerati, il che indica quanto vertiginosamente le rese siano state erose negli ultimi anni ai danni del settore del leasing. Tuttavia, sono stati ricavati dei margini dai miglioramenti effettuati nell'ambito delle economie operative dei noleggiatori, ottenuti mediante l'espansione in corso della flotta e dalla ulteriore riduzione dei costi di gestione, così come dal calo del costo del finanziamento. I tassi d'interesse globali sono calati negli ultimi anni sino al loro punto più basso generazionale, il che ha comportato il taglio dei costi dei prestiti.

In effetti, la disponibilità di finanziamenti meno cari e relativamente abbondanti è stata decisiva per il settore del noleggio dei box, dal momento che essa ha consentito di continuare l'espansione malgrado la presenza di condizioni di mercato molto dure ed impreviste. Come sottolineato, con la rimarcabile eccezione del 2001, la flotta noleggiata ha conseguito una notevole espansione della flotta ogni anno dalla metà degli anni '90, e di norma ha quanto meno retto la corrispondente crescita dei traffici containerizzati mondiali ed il numero degli spazi TEU sulle relative navi.

Ciò è stato spalleggiato da una utilizzazione in aumento del finanziamento a basso costo "in massa" ovvero supportato da beni, sotto forma di assicurazione, che adesso rappresenta il veicolo di finanziamento preferito dalla maggior parte dei noleggiatori di punta. E' significativo, peraltro, come questa opzione sia la meno accessibile da parte dei vettori marittimi o da altri operatori di trasporto, a causa della loro struttura e delle attività lavorative di natura maggiormente complessa. Questi ultimi invece fanno affidamento per lo più su linee di credito più convenzionali, tra cui il finanziamento interno o societario, i mutui bancari o i leasing finanziari strutturati.

Attualmente, sei delle maggiori ditte di noleggio si servono (o si sono servite) delle assicurazioni per finanziare la crescita della propria flotta. La Interpool, ad esempio, ha raccolto oltre 500 milioni di dollari USA attraverso tali programmi nel 2002. La Textainer, la Triton, la Florens, la GESeaCo e la Gold si sono procurate allo stesso modo finanziamenti assicurati per un valore di diverse centinaia di milioni di dollari USA ciascuna negli ultimi anni. La raccolta alternativa di credito bancario o supportato da investitori rappresenta anch'essa un percorso diffuso per alcuni noleggiatori, com'è dimostrato dalla Cronos Container, dalla Capital e (più di recente) dalla UES, ma è leggermente più cara dal punto di vista degli interessi.

La Capital Lease, che nel 2002 ha acquistato oltre 85.000 TEU, dovrebbe acquisire quest'anno un ulteriore numero record di contenitori nuovi per carichi secchi. E' stata confermata la consegna di oltre 100.000 TEU (per un valore superiore a 130 milioni di dollari), 60.000 dei quali sarebbero dovuti entrare a far parte della flotta della società sin dal luglio 2003. Si prevede che la flotta della Capital raggiunga i 420.000 TEU entro la fine del corrente anno, mentre recentemente è stata costituita una distinta divisione, la Capital Intermodal, al fine di investire in equipaggiamento maggiormente specializzato. Karan ha inoltre indicato che i suoi partners finanziatori europei hanno concesso fondi, all'inizio del 2003, che hanno consentito l'acquisizione di oltre 120.000 TEU, ma che da allora egli non è stato in grado di procurare abbastanza spazio in fabbrica.

Tra gli altri forti acquirenti, si possono annoverare i noleggiatori con le maggiori flotte operative, tra cui la Triton, la Textainer e la Interpool. Si prevede che ciascuna delle prime due acquisti oltre 120.000 TEU di unità per carichi secchi quest'anno, anche se una parte relativamente piccola sarà destinata alle sostituzioni. Come già suggerito, ciò si tradurrà in una notevole crescita delle flotte ed in un ulteriore consolidamento della loro posizione di alta classifica.

Infatti, è tale la portata degli ulteriori finanziamenti che la Textainer, per citarne una, ha fatto capire che potrebbe acquistare sino a 150.000 TEU od anche più, a seconda della solidità del mercato nel quarto trimestre del 2003. Maccarone afferma: "La Textainer è quasi certa di impegnarsi nel 2003 nel proprio approvvigionamento annuale più rilevante della propria storia, dato che ha già ordinato più di 100.000 TEU quest'anno che dovranno fungere da scorte o dovranno essere avviati previa conferma all'attività a lungo termine entro il mese di agosto". Nei primi sei mesi dell'anno, erano stati previsti in consegna oltre 80.000 TEU.

E' probabile che anche la Interpool acquisisca altri 100.000 TEU ed oltre nel 2003, tra cui refrigerati ed altro equipaggiamento in leasing finanziario. Esso sarà piazzato per intero a clienti "internazionali", piuttosto che essere noleggiato a lungo termine alla Cosco.

La GESeaCo programma di spendere altri 150 milioni nel 2003, con 23.000 unità (per un valore di quasi 50 milioni di dollari) già consegnate all'inizio di maggio. Le previsioni complessive per l'intero anno sono di 70.000 TEU, comprendenti equipaggiamento high-cube, refrigerati, cisterne e pallet-wide.
